New data from Rightmove shows that average house prices are on the rise again. It comes as they hit a new record high for the third month in a row.

Prices recorded on a monthly basis increased by an average of 1.6% (+£5,537) to £360,101 in the UK. All regions of the country have now reached record prices.

While the biggest year-on-year increase was in Wales – up 14.5% to £252,736 on average – the South East saw a 10.6% increase in year-on-year. This means that the average house price in the area currently stands at £479,500.

Buyer inquiries with agents are down 16% from last year’s stamp duty frenzy but are still 65% above 2019 levels and the number of agreed sales is up 21%, said Rightmove, as reported by BusinessLive. Tim Bannister, Rightmove’s director of real estate data, said: “With three consecutive new monthly price records, 2022 has started with even stronger upward price momentum than during the stamp duty and holiday fueled market. “While increasing affordability constraints mean that this momentum is not sustainable in the longer term, strong demand from large numbers of buyers looking for too few properties to sell has led to a frenzy of price in the spring, a three-fold record price month, and the largest price increase over a three-month period that Rightmove has ever recorded.

“It seems likely that the mismatch between supply and demand will persist at least through the end of the year. Even with some economic uncertainty, where you live and your home is such a fundamental decision for people that it will remain a priority for many.
